Terms & Conditions

You will find very few restrictions while you are relaxing at Broadwater Lodge, but there are some very important things to keep in mind when booking your stay with us.

RESERVATION FEES, REFUNDS & ETIQUETTE

  • To avoid additional “half-day” charges for weekly reservations:
    • Check-in is after 3:00pm on the Saturday of your arrival.
    • Check-out is before 9:00am on the Saturday of your departure.
  • Daily rates are based on three-day minimum. For a two-day visit, add 20%.
  • Add $125/week or $25/day for each additional guest in your cabin.
    Children age 5 and under stay for free!
  • We reserve the right to charge for daytime guests.
  • Deposits are refundable prior to February 1st of the same year of your stay with us.
    Should you find it necessary to cancel your reservation after February 1st, please notify us immediately!!!
    If we can secure another rental for your entire reservation, we will refund your deposit minus a 10% handling fee.
  • There are NO REFUNDS for any cancellations after February 1st (including unfilled or partial cancellations & leaving early for weekly reservations) for any reason. You will be responsible for the entire reservation fee regardless of the situation.
  • All credit card transactions are subject to a 3% service fee.
  • The Spring/Fall discount rate is generally available prior to the 1st Saturday in June and after the 2nd Saturday in August (actual dates vary – please check with us on this years’ official dates)
    Please call for weekend or partial week rates for Spring and Fall stays.
  • Additional Seasonal and Fishing packages are available – please call or check the Package Specials (listed on the left side of this page) for more details.
  • As a courtesy to the other guests, we ask that there be no pets, firearms, BB guns, fireworks, slingshots, or Jet Skis used while you are staying at Broadwater Lodge. Have fun but please respect all of your fellow guests!

ADDITIONAL DISCLAIMERS & DISCLOSURES

While we do everything we can to ensure you have a fantastic experience at Broadwater Lodge, there are some things that are out of our control.

There are no partial or full refunds for your reservation fees, boat rentals, or additional fees listed above if an event that is out of our control happens to your or any of your belongings. We need to rely on you and know that you are ready to make the best of your experience if any of these events (and other events considered “acts-of-god”) occur during your stay:

  • Power Outages
  • Hail or Storm Damage
  • Damage from falling trees or limbs
  • Damage to personal vehicles or boats
  • Loss, damage or misplacement of other personal property

POLICY FOR DAMAGE TO A CABIN & INCLUDED ITEMS / RENTED BOATS / DOCKS / LODGE PROPERTY

We know that our visitors do their best to safely and responsibly use our cabins, lodge amenities, and everything else around the lodge supplied for your enjoyment. However, we also understand that sometimes damage can happen due to unforeseen circumstances.

If you do damage anything, we ask that you notify us right away so we can address a replacement or repair for you or the next patron. However, if damage is witnessed and reported by our staff during our normal Saturday turnover period you will be held responsible for any and all replacement charges for any items confirmed as missing or damaged.

You may want to check your homeowners policy for your current level of liability insurance prior to visiting Broadwater Lodge to know if you will be insured against any damage to our property during your stay.

We also advise that you consult with your insurance agent about coverage for damage to our boats (including paddle-boats, canoes and kayaks) rented or used during your stay.
